Airbnb Host Fee Calculator
Most Airbnb hosts pay a 3% host service fee under the split-fee structure — $12.30 on a $410 booking, leaving a payout of $397.70. Hosts on host-only pricing pay 14–16% instead — $61.50 on the same booking. Enter your nightly rate, nights and cleaning fee below and see your payout under both structures, side by side, so the difference is a number rather than a surprise.
How much does Airbnb charge hosts?
Airbnb runs two fee structures. Under the split fee — the default for most hosts — the host pays 3% of the booking total (nightly rate × nights, plus the cleaning fee) and the guest pays a separate service fee on top at checkout, which does not come out of your payout. Under host-only pricing, the guest pays no service fee and the host pays the whole fee: 14–16%, most commonly 15%. Host-only is mandatory for some hosts — hotels and traditional hospitality businesses, and many hosts connected through property-management software — and optional for others. On a $410 booking that is $12.30 versus $61.50, a difference of $49.20 per stay.
How it works
Airbnb charges its host fee on the booking subtotal — the nightly rate multiplied by the nights, plus the cleaning fee — before taxes. Whether you searched for an Airbnb host fee calculator, an Airbnb payout calculator or simply how much Airbnb takes, this is the whole calculation for both structures:
Booking total = (nightly rate × nights) + cleaning feeSplit-fee payout = booking total × (1 − 3%)Host-only payout = booking total × (1 − your host-only rate, usually 15%)The cleaning fee being inside the fee base surprises new hosts: Airbnb’s percentage is charged on it just as on the nightly rate, so a $50 cleaning fee costs you $1.50 of fee under split pricing and $7.50 under host-only. Weekly and monthly discounts reduce the nightly portion before the fee is calculated, and in many jurisdictions Airbnb collects occupancy taxes from the guest separately — those taxes pass through and are not part of this calculation.

Worked examples
Example 1 — $120 a night for 3 nights, $50 cleaning fee
| Nightly rate × 3 nights | $360.00 |
| Cleaning fee | $50.00 |
| Booking total | $410.00 |
| Host fee — split fee (3%) | $12.30 |
| Your payout — split fee | $397.70 |
| Host fee — host-only (15%) | $61.50 |
| Your payout — host-only | $348.50 |
| Difference | $49.20 |
Example 2 — $85 a night for a 7-night stay, $40 cleaning fee
| Nightly rate × 7 nights | $595.00 |
| Cleaning fee | $40.00 |
| Booking total | $635.00 |
| Host fee — split fee (3%) | $19.05 |
| Your payout — split fee | $615.95 |
| Host fee — host-only (15%) | $95.25 |
| Your payout — host-only | $539.75 |
| Difference | $76.20 |
Longer stays multiply the gap: the structure choice costs this host over $76 a week.
Example 3 — $250 a night for 2 nights, no cleaning fee
| Nightly rate × 2 nights | $500.00 |
| Cleaning fee | $0.00 |
| Booking total | $500.00 |
| Host fee — split fee (3%) | $15.00 |
| Your payout — split fee | $485.00 |
| Host fee — host-only (15%) | $75.00 |
| Your payout — host-only | $425.00 |
| Difference | $60.00 |
Even with no cleaning fee in the base, host-only pricing takes five times the split fee.
When these fees apply — and the limitations
This calculator covers Airbnb’s standard host fees on the booking subtotal. It does not include:
- Taxes — in many jurisdictions Airbnb collects occupancy tax or VAT from the guest and remits it; those amounts pass through outside this calculation, and your own income tax is yours to handle.
- Who must use host-only pricing — hotels, aparthotels and similar traditional hospitality listings, and hosts connected via certain property-management software, are put on host-only fees by Airbnb; some regions differ. Check your own listing’s fee page in your host settings.
- Discounts and adjustments — weekly/monthly discounts, special offers and resolution-centre adjustments change the subtotal before the fee is worked out.
- Co-host splits and cleaning costs — what you pay a co-host or a cleaner comes out of your payout afterwards; the calculator shows the platform payout, not your final profit.
- Cancellations — payouts on cancelled bookings follow your cancellation policy, not this arithmetic.
Payouts are typically released about 24 hours after the guest checks in. Confirm your structure and rate on Airbnb’s own host pages before making pricing decisions.
Comparing your options
Hosts weighing the two structures are really choosing who sees the fee: split fee keeps your nightly economics intact but adds a visible service fee to the guest’s total at checkout; host-only shows the guest one clean price, which some hosts find converts better, at the cost of roughly five times the fee. The wider comparison is Airbnb versus taking the booking direct: a direct booking has no platform fee, but you pay card processing yourself (around 3% — see the Stripe fee calculator) and you lose Airbnb’s demand, payments handling and host guarantees. Vrbo, the other big short-stay platform, prices hosting differently again, with its own commission structure — compare payouts per booking, never headline rates.
Frequently asked questions
How much does Airbnb charge hosts?
Under the split-fee structure most hosts are on, Airbnb charges the host 3% of the booking total — nightly rate times nights, plus the cleaning fee. Under host-only pricing the host pays 14–16% (most commonly 15%) and the guest pays no separate service fee. On a $410 booking that is $12.30 versus $61.50.
Does the guest service fee come out of my payout?
No — not under the split fee. The guest’s service fee is added on top of your price at checkout and paid by the guest to Airbnb; your payout is the booking total minus only your 3% host fee. It does, however, raise the total the guest sees, which is why some hosts prefer host-only pricing despite paying more themselves.
Is the cleaning fee charged Airbnb’s percentage too?
Yes. The host fee is calculated on the booking subtotal, which includes the cleaning fee. A $50 cleaning fee therefore carries $1.50 of fee under the 3% split structure and $7.50 under a 15% host-only rate. The cleaning fee is not a fee-free way to move price out of the nightly rate.
Can I choose between split fee and host-only pricing?
Many individual hosts can switch in their pricing settings, but not everyone has the choice: hotels and similar hospitality businesses, and hosts who manage listings through connected software, are generally required to use host-only pricing, and the rules vary by country. If you can choose, the trade-off is a lower fee (split) against a cleaner all-in price for guests (host-only).
When does Airbnb pay the host?
Airbnb typically releases your payout about 24 hours after the guest’s scheduled check-in time, and it reaches your account a few days later depending on your payout method and bank. The amount released is the payout this calculator shows — booking total minus your host fee — subject to any adjustments, discounts or tax handling on that booking.
